Which Blacktown are you in?

The LGA covers about fifty years of building practice, and the plumbing in it changes completely depending on which decade your street went up in. Knowing which one we are driving to decides what goes on the van.

What we find behind Blacktown walls.

Older housing keeps its secrets until someone opens it up. These are the three we meet most often out here, and the reason we would rather tell you about them before starting than halfway through.

Bonded asbestos sheeting

Fibro homes of the 1950s and 60s almost certainly contain it in wall linings, eaves and wet-area soffits, and brick veneer homes right through to the 1980s commonly used the same sheeting in bathrooms, under eaves and in garage linings. Blacktown has one of the higher concentrations of that stock in Sydney.

Left intact and undisturbed it is not a hazard, and nobody needs to panic about it. It matters at exactly one moment: when somebody cuts into a wall to reach a pipe. We identify it before opening anything, work around it where the job allows, and bring in licensed removalists when the sheeting itself has to come out. That last option carries a separate cost, and we name it before touching anything rather than after.

Galvanised pipe that looks fine from outside

The post-war homes were plumbed in galvanised steel, which corrodes from the inside out. The outside of the pipe can look perfectly sound while the bore has narrowed to a fraction of its original diameter. That is usually why pressure drops slowly over years rather than suddenly, and why a pinhole appears in a wall cavity with no warning at all.

The practical consequence is that galvanised does not like being disturbed. A section that has held for sixty years can start weeping once it is nudged during unrelated work, which is worth knowing before you agree to have someone poke around in it.

Waterproofing that has quietly stopped working

The standard house here was built with one bathroom, and a great many still have the original membrane under the tiles. Fifty-plus years is well beyond what it was designed for. It rarely fails dramatically. It seeps, and the first sign is usually a soft skirting board, a lifting tile or a musty smell in the next room rather than water on the bathroom floor.

Where a repair is worth doing we will do it. Where the membrane underneath has genuinely reached the end, we will say so, because patching around a failed waterproofing layer is money spent twice.

Storms, clay, and where the water goes.

The ground across most of the district is a highly plastic clay sitting over Wianamatta shale, and its defining feature for plumbing is that it drains badly. Water that arrives has nowhere convenient to go.

After a heavy western Sydney downpour that shows up in a few predictable ways. Stormwater pits and downpipe lines that would cope elsewhere back up here because the surrounding soil cannot take the overflow. Yards stay saturated for days rather than hours. And any leak already underground stays exactly where it is instead of draining away quietly.

That last point is worth spelling out, because it is the one that costs money. Western Sydney has a well-documented urban salinity problem, and leaking underground pipes are named among its causes: the extra water mobilises salt already in the soil and draws it toward the surface. Concentrated salt works on concrete, mortar and buried metal over time, and sulfate levels near the creek lines make it worse. A slow leak out here is not just a water bill, it is a slow chemical attack on the things around it. Which is exactly why we would rather find a small one early than a large one later.

Find your meter before you need it

On the standard Blacktown block it is near the front boundary, often close to the driveway. The tap beside it turns the whole house off. Worth locating on a calm Sunday rather than at midnight with water coming through a ceiling, because the single biggest factor in what a burst costs is how long it ran.

Work out whether it is your problem at all

If your place is in one of the newer estates and it is under about seven years old, a plumbing failure may still sit inside the builder's structural or defects warranty. Check that before you pay anyone, including us. We would rather tell you that on the phone than take the job.

Know the age of your house

It is the single most useful thing you can tell us. A 1958 fibro cottage and a 2019 townhouse are different trades with different parts on the van, and the answer changes what we bring and what we quote. If you are not sure, the era of the kitchen or the meter box usually gives it away.

Do not pour anything down a slow drain

Supermarket drain cleaner is caustic, rarely reaches a blockage that is further down the line, and then sits in the water waiting for whoever opens it next. On the older earthenware out here the usual cause is roots or a cracked section, and no chemical resolves either of those.
